this Mortaage. the Note and notes securina Future Advances, if any. had oo acaleration occurred; Ib) Borraver cures
ail brcaches of any other covenants or agreements o( Borrowe~ contained in this Mort~age; (c) Borrower Pays all rasonable
expenses iocurred by I.eader in e~forcing the covenagts and agrame~ts of Bon~ower contained in this Mortgage and in
en[orci~a Lender's remedia as pmvided in paragraph 18 hercof. including. but not limited to. rcasonable attorney's fea: and
(d) Bo~ovver taka such action as Lender may rcasonably requirc to assurc that the lien of this Mortgaae. Lende~'s interest
in the Properry aad Borrower's obligation to pay the sums securcd by this Mortgage shall rnntinue urtimpaired. Upon such
payment and cure by Borrower. this Mortgage and the obligations secured hercby shall temain in full fora aad effxt as if
no acceleratio~ had occurred.
20. A~.mest ot Reat~ Appolatment o[ Reteirer. As additional security hereunde~. Borrower hereby assigns to
Lende~ the rcnts of the Propeny. provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Property~ have the right to collect and retain such rcnts as they becor»e due and payabk.
Upon acceleration under paragraph 18 heroof or abandonmeot of the PropeAy. Lende~ shall be entitkd to 1u~ve a
rcceiver appointed by a court to enter upon. take possession of and manage the Property and to collect the rents of the
Pmperty, including those past due. All rents collocted by the roceiver shall be appliod first to payment of the coats of
ma~agement of the Pmpeny and collection of rents, including, but not limited to. roceiver s leas. premiums on ra.-eiver's
bonds and reasonabk attorney's fees, and then to the sums secured by this Mortgage. 71~e roceiver shall be liable to account
only [or those rents actually received.
21. F~ture Aarascea. Upon request by Borrower, l~ender, at l_ender's option within twenty years from the date of this
Mortgage, may make Future Advance.s to Borrower. Such Fu~ure Adva~ces. with interest thercon, shall be securod by this
Mortgage when evidenced by promissory notes stating that said notes arc socurod hereby. At no time shall the principal
amount of the indebtedness socured by this Mortgage, not including sums advanced in acoordanoe herewith to protect the
security of this Mortgage. excoed the original amount of the Note plus USf. ----------------------.
22. Relea~e. UpQn paymeat of all sums sxured by this MoAgage, Lender shall releas~ this Mongage without chuge
to Borrower. Borrower shall pay all coats of recordatian, if any.
23. Attorsey's Ftes. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's fees. if aoy,
which may be awardal by an appellate court.
