Bomower hereby usigns to Lende~ the rents of the Propeny. provided that Bomower shall, prior to acceleration under puagraph 18 heraof or abandon- ment of the Property, have the right to rnllect ar~d retain such rcnts as they bocome due and payable. Upon acceleration under paragraph 18 hereof or abandonment of the Pmperty. Lender shall be entiUed to have a receiver appointod by a court to enter upon, take possession of and ma~age the Property ar~d to collect the rents of the Property~ including those put due. All rents collected by the rcceiver shall be apptiod first to payment of the costs ot manageme~t of the Proptrty a~d collection of rents, including, but ~wt limited to, rcceiver's fees. prcmiums on receiver's bonds ar~d reasonabk attorney's fees. and the~ to the sums secured by this Mongage. Upon rcquest by Borrowe~, l.ender, at l_ender's optio~ within twenty years from the date of this Mongage. may make Future Advances to Borrower. Such Future Advances, with interest theroon, shall be secured by this Mortgage when evidenc~d by promissory notes stating that said notes are secured hereby.
