in the Property and Bomower's obligation to psy the sums securod by ~his Mortgage shall continue unimpairod. Upon such
payrn~nt and curc by Borrower. this Mortgage and the obligations secured hereby shall remain in full foroe and effect u if
no acceleratan had occurred.

Lende~ the rents af the Propeny. pr~ovided that Borr~wer shall, prior to accekration unde~ parag~aph 18 hereof or abandon-
ment of the Property. have the right to collcet and retain such rcnts as they become due and payabk.
Upon acceleration under paragraph 18 hereof or abandonment of the PropeAy. i.ender shall be entitled to have a
receiver appointod by a court to enter upon, take poasession of and maoage the Property and to collect the n~ts of the
Property. including tho6e past due. All rcnts collected by the roceiver shall be applied fir:t to payment of the coats of
management of the Property and collection of rents, including, but not limited to, receiver's fees. prcmiums on receiver's
bonds a~d reuonabk attorney's fees. and the~ to the sums socured by this Mortgage. The receiver shall be liable to account
only tor those rents actually received.
21. F~due Ad~aects. Upon roquest by Borrower, I_ender, at [_ender's option within twenty years fmm the date of this
Mortgage. may make Future Advancu to Borrower. Such Future Advances, with interest thereo~. shall be secured by this
Mottgage when evideaced by promissory nota stating that said nota arc securcd hereby. At ~ time shall the principal

which may be awuded by an appellate coun.
