Being the South 167.74 feet, as measured at right angles off the
~ South line of the following described property:
Commencing at a point on the north line of Section 33. Township 34
South, Range 40 East, St. Lucie County~ Florida. 25 feet Easterly
from the centerline of the northbound main track of the Florida
East Coast Railway Company, as measured at right angles thereto;
' run thence South 20°43' East, parallel to the centerline of said
railway track, 524.38 feet; thence East 545 feet; thence South
1°S2' East. 143.42 feet to a steel shaft and the POINT OF BEGII+T;dING
of the lands herein described: -
From said POINT OF BEGINNING continue South 1°52' East, 428.25
feet to an iron pipe; thence tJorth 89°53' East, 486.55 feet to a
stake on the Flest shore of Indian River; thence, meandering the
~ West shore of the Indian River, run North 22°39' West, 336.2 feet
to a concrete monuraent; thence South 88°42' West, 192.35 feet to a
'' concrete monument; thence North 9°50' West. 129.5 feet to a con-

` POINT OF BEGINNING; Containing 3.4 acres.
' TOGETHER with an easement for ingress and egress 30 feet in width, ~

. centerline of the existing roadway, which roadway extends from
North to South along the East side of Grantor's remaining property~
which easement shall be appurtenant to and for the use and benefit
of the properties herein described and conveyed to the Grantee.

the property herein conveyed. In addition, the Grantor does ~
grant, bargain, confirm~ and convey unto the Grantee an easement
along said road for purposes of obtaining access to the existing
concrete dock lying Easterly of Grantar's remaining property.
s Grantee shall have the right in common with the Grantors, their
;; heirs, successors, and assigns, to use the existing dock, together
~ with any replacements or additions thereto. Said easement for
~ access to the dock and right to use the dock and dock facilities
~ shall be joint and non-exclusive~ with the Grantors~ their heirs,
' successors, and assigns, and shall continue in perpetuity until
~~ such time as the party herein conveyed has granted, bargained, sold,
!~ assigned, or conveyed to any individual or individuals, one of whom
`'i is not a lineal descendant of the Grantee herein. In the event saic
i property is conveyed, transferred, or sold to someone who is not a
lineal descendant of the Grantee herein, then in that event, the
~~ right for access to the dock and right to use the dock shall then
'~ and there terminate and any interest of the Grantee, his heirs,
; successors, and assigns. shall revert to the Grantors, their heirs,
successors, and assigns.
