Assianment oi Reats; AppoiMmeat of Receiver. As additional security hercunder, Borrower hereby assigns to Lender the rents of the Propeny, provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abando~- ment of the Property, have the right to collect and retain such rents as they 4ecome d~~e and payable. Upon acceleration under paragraph 1 A hereof or abandanment of the Property, I_ender shall be e~titled to have a receiver appointed by a court to enter upon, take possession ot and ma~age the Praperty and to collect the rents of the Property. including those past due. All rents collected by the receiver shall be applied fint to payme~t of the costs of management of the Property and collection of rents, including, but not limitecl to, receiver's fees, premiums on receiver's ho~ds and reaso~able attorney's fees, and then to the sums secured by this Mortgage. 71~e receiver shall be liable to account only (or those rents actually received. 21. Futurc Ad~~ances. Upon request b}~ Borrower, Lender, at I.ender s option within twenty years from the date of this ~fortgage, may make Future Advances to Borrower. Such Future Advances, with interest thercon, shall he secured by this \lortgage when evidenced by promissory notes stating that said nates arc secured hereby.
