such ~nsuraRCe the Mortgaqee sha21 have the right to receive and apply the same to the tndebt-
edness hereby secured, ac~ounting to the Nortgagor for any surplus; to pay a11 oosts, charges,
and expenses, ~nclud~ng lawyer's fees and title searchPS, reasonably f»curred or paid by the
~lortgagee because of the Nortgagor to promptly and fu21y comply w~th the agreements, st~pula-
tions, conditions and covenants of said Note and this Nortgage, or either; to perform, oomp2y
with and ab.tde by each and every the agreements, st~pulat3ons, eond3t~ons and covenants set
forth ~n sa~d Note and Nortqaqe or either, ~n the event the Mortgagor fai.Is to pay when due any
tax, assessment, fnsurance premium or other sum of money payable by virtue of said Note and
this Xortgage, or ef ther, the Plortgaqee may pay the same, withoat wa~ving or affect~ng the
opt~on to foreclose or any other r~ght hereunder, and aZI such payments sha2l bear ~nterest
from date thereof at the highest 2awful rate then allowed by the laws of the State of F2or~da.
It MY Sum of MonQY herein referred to be not promptly paid within 30 days next after
the same becomes due,.or if each and every the agreements, stipulat~ons, ~ond~t3ons and
c~ovenants of said Note and this Plortgage, or e3ther, are not fully performed, comp23ed with
and abided by, then the entire sum mentioned in said Note, and this Nortgage, or the entire
baIance unpaid thereon, shal.I forthwith or thereafter, at the option oF the Nortgagee, become
and be due and payable, anything ~n said Note or herein to the contrary notwithstandtng.
Failure by the Nortgagee to exercise any of the rights or options herein provided sha1l not
constitute a waiver of any rights or options under said Note or this Mortgage accrued or
thereafter accruing.
