making the proceeds payable to Seller in an amount not less than
the balance owing under this agreement, and shall deliver all such
insurance policies to Seller with premium paid. The Buyer may,
at their option, separately insure their interest in said buildings
and improvements, or, if they maintain insurance for more than the
amount of the Seller's interest, the Buyer may cause their.name
to be inserted in the Seller's policies as an additional insured.
5.
Upon the payment of the aforesaid purchase price, together
cvith interest, the Seller shall, by a good and sufficient Warranty
Deed, convey a good and marketable title to said property to the
Buyer, said title to be free and clear of all liens and encum-
brances of every nature.
6.
If any sums of money herein referred are not promptly
and fully paid within fifteen (15) days next after the same
severally become due and payable, or if each and every the stip-
ulations, agreements, conditions and covenants of this Agreement
are not duly performed~ complied with and abided by, the total
amount of the unpaid purchase price shall become due and payable
forthwith. Provided, however, Seller, prior to acceleration,
shall mail notice to Buyer specifying:
1. The breach;
2. The action required to cure said breach;
3. A date not less than fifteen (15) days from the
date the notice is mailed to Buyer, by which such breach must
be cured;
4. That failure to cure such breach on or before the
date specified in the notice may result in acceleration of the
sums due under this Agreement.
