Assignmenl oi Rent~ Appoiatmeal ot Receiver. As additional ucurity hereunder, Borrower hereby assigns to Lender the rents of the Property, providcd that Borrower shall, prior to acceleration undcr parag~aph lA herco[ or abandon- ment of the Property, have the right to collect and retain such rents as ihey become due and payable. Upcm acceleration under paragraph 18 hereat or abandanme~t of the Property, l.ender shall be entitled to have a receiver appointed by a court to enter upon, ~ake possession o! and manage the Property and to collect the rents of the Property, including those past due. All rents rollectecf by the receiver shall be applied 6rst to payment of the costs o( manageme~t of the Property a~d collection of rents, including, but not limited to, receiver's fees, prtmiums on receiver i honds and reasonable attorney's fees, and then to the sums secured by this Mortgage. 'Il~e receiver shall be liable to account only tor those rents actually received. 21. Future Advaacea. Upon request by Borrower, 1_ender, at I_ender's option within twenty years from thc date uf this :1lortgage, may make Future Advances to Borrower. Such Future Advances, with inte~est thereon, shal! t~e secured by this 1lartgage when evide~ced by pr~missory notes stating that said notes arc ~ecurecl hereby. At no time shall the principal amount of the indebtedness secured by this Mor~gage, not including sums advanc d' c dance herewith to protect the security of ~his Mortgage, exceed the original amount of the Note plus USS. ... ~~.~~~•~b .................... 22.
