aggregate swe named ~n the Promissory Note of even date herewith, hereinafter described,
the Nortgagor hereby grants, barga~ns, se22s, remises, conveys and c~onf~z~s unto the
!lortgagee a11 the certain land of which the flortgagor ~s now seized and .tn possessfon
situate ~n St. LucieCounty, Florida, to wit:
Lots 5 and 6, Block 37, SAN LUCIE PLAZA, lJ T 1, as per Plat thereof, recorded
in Plat Book S at page 57 of the public records of St. Lucie County, Florida.
and
Lots 33 through 36, inclusive, Block 38, SAN LUCIE PLAZA, UNIT 1, as per Plat
thereof, recorded in Plat Book S at page 57 of the public records of St. Lucie
County, Florida.
Topether with a11 structures and improvements now and hereafter on said 1and, and the rents,
issues, and profits of the above described property (provided, however, that the Plortgagor
sha11 be entitled to collect and retain the said rents, issues, and profits unti2 deFault
hereunder); and a21 furniture, furnishings and fixtures now or hereafter attached to or used
ir. connection with the premises herein described and in addition thereto a22 honsehold
appliances which are, and sha11 be deemed to be, fixtures and a part of the rea2ty, and are
a portfon of the security for the indebtedness herein mentioned.
The Mort~sEOr recognizes and acknawledges that this is a FI~T lIORTGAGE LIEN
upon the property described herein. The terms "l~lortgagor" and "Xortgagee", whenever used in
t_his instrument, sha21 include the legal representatives and successors of the respective
parties hereto and the assigns, if any, of the alortgagee. Wherever used the s~ngular nnmber
sha11 include the plural and the plural the singular a»d the use of ar.y gender sha21 include
a11 genders. •
Md The MortgaEor covenants with the 1~lortgagee that the l~lortgagor is fndefeasibly seized of
said land in fee simple; that the Nortgaqor has good right and lawful authority to aonvey
said land as aforesaid; that the Xortgagor wi11 inake,such further assurances to perfect the
fee simple title to said land in the Xortqagee as may reasonably be required; that the
~tortgagor hereby fu11y warrants the title to said land and Wi1I defend the same aga~nst the
lac.fvl claims of a11 persons whomsoever; and that said land ts free and clear of aI1
encumbrances, except;

Now• Therefore+ the condition of this l~lortgage is such that if the Mortgagor sha21 we1l and
truly pay unto the ~IOrtgagee the ~ndebtedness evidenced by that certain Promissory Note of
even date herewith, made by the Mortgagor and payable to the Mortgagee, in the princ~pa2
sum of SEVEN THOUSAI3D SIX HUNDRED FIFTY AND NO/10(1 mL~~ (S 7,650.00 ), together
:~ith interest as therein stated, and sha11 duly perform and comply r.-ith and abide by each
and every the stipulations, agreements, condition and covenants contained and set.forth in
this Plortgage and in the Promissory Note secured hereby, then this Mortgage and Lhe estate
hereby created sha11 cease and be nu1l and void; otheneise remain in fu11 effect. The f~nal
installment on the Promissory Note secured hereby becomes due and payable on the 29th
day of December, 1983 , un2ess sooner pafd or accelerated acc~ording to the
terins of said Promissory Note or the terms of this tlortgage.
