Assigameat of Reatx Appotulmeaf ot Receirer. As additional security hereuncier, Borrower hereby assigns to Lende~ the rents of the Property. provided that Borrower shall, prior to acceleration unde~ parag~aph 18 hereof ar abando~- ment of ~he Property, have the right to collect and retain such rcnts u they become due and payable. l~pon acceleratio~ u~der paragraph IR hercof or abandonment of the Property, lxnder shall be entitled to have a receiver appointed by a cou~t to enter upon. lake possession of and manage the Pmperty and to collect the rents of the Property. including those past due. The rcceiver shall be liable to account only for those rents actually~eceived. 21. Future Ad~~aace+s. Upon request by Borrower, l.ender, at l_enckr s option within twenty years from thc date of ihis ,lortgrge, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall he secured by this Mortgage when evidenced by promissory no~es stating ~hat said notes arc secured hereby.
