(d) Borrower ~akes such action as Le~der may rcasonably requirc to assurc that ~he lien of this Mortgage. Lender's interest
in Ihe Property and Bormwer i obligatio~ to pay the sums securcd by this Mongage shall rnntinue unimpaircd. Upon such
payment and cure by Borrower, this Mortgage and the obligations securcd hereby shall romain in full force and effect as if
no acceleration had occurred.
20. Assigameat of Reatx Appotulmeaf ot Receirer. As additional security hereuncier, Borrower hereby assigns to
Lende~ the rents of the Property. provided that Borrower shall, prior to acceleration unde~ parag~aph 18 hereof ar abando~-
ment of ~he Property, have the right to collect and retain such rcnts u they become due and payable.
l~pon acceleratio~ u~der paragraph IR hercof or abandonment of the Property, lxnder shall be entitled to have a
receiver appointed by a cou~t to enter upon. lake possession of and manage the Pmperty and to collect the rents of the
Property. including those past due. All rents collected by the receiver shall be applied first to payment of the costs of
manageme~t of the Property and collection of rents, including, but not limited to, receiver's fees, premiums on receiver's
bonds and reasonabk attorne 's fees, and then to the sums secured by this Mongage. The rcceiver shall be liable to account
only for those rents actually~eceived.
21. Future Ad~~aace+s. Upon request by Borrower, l.ender, at l_enckr s option within twenty years from thc date of ihis
,lortgrge, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall he secured by this
Mortgage when evidenced by promissory no~es stating ~hat said notes arc secured hereby. At no time shall the principal
amount of ihe indebtedness secured by this Mortgage, oot including sums advanced in accordance herewith to protect the
security of this 11~ongage, exceed the original amaunt of the Note plus USS. ...21.,.350..00 .. .. ..........
22. Rekase. Upon payment of all sums secured by this Mortgage, Lender shall relcase this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Atloraey's Fea. As used in this Mortgage and in the Note. "attorncy's fees" shall include attorney's fees, if any,
which may be awar~kd by an appellatc court.
