20. AssiRnment of Rents; Appointmcot ot Reeeive~. Ac additional cecurity hereunder, Borrower hereby aciigns to

mrot of the Property, have the right to collect and retain such rents as they become due and payable.
Upan acceleration under paragraph IR hereof or ahar~donment ot thc Propcrty, I_ender shall bc e~titled to have a
~eceiv~r appointed h~~ a coun to enter upon, take poa~ession af and manage ~he Property and ta colltct the rents ot the
Property, including those past due. All rents callected hy the receiver shall be applied Brst to payment of the costs of
management o[ the Property and collection of rents, including, hu~ not limited to, receiver's (ees, premiums on receivrr's
honds arid reasonable attor~ey's tces, and then to the sums secured bp this Mortgage. The teceiver shall be liable to account
only forthose rents actually received.
21. Future Ad~~ancsa. U~n request by Borrower, l.cnder, a~ I_ender s option within twenly years from the date of this
Marlgage, may make Future Advances to Borrower. Such Fu~ure Advances, with ioteres~ thereon, shall t~e secured by this
hlortgage whe~ evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mar~gage, not including sums advanced in accordance herewith to protect the
security of this Martgage, exceed the ~riginal amount qf the Note plus USS52,.OOO.AO . ... ...... ........
22. Release.' Upon payme~t of all sums xcured by this Mongage, Lender shall retease this Mortgage without charge
