prior to eatry of a judgment enforcing this Mongage if: (a) Borrower pays Le~der all sums which would be then due under
this Mortgsge. the Note and notes securing Future Ad.ances, if any. had no accelention occurrcd; (b) 9ormwer curos
all breaches of ariy othe~ covenants or agreements of Borrower contained in this Mongage; (c) Borrower pays all rcasonable
expenses incuned by Leader in enforcing the coveoants and agraments of Borrower containcd in this Mongage and id
enforciag Lender's nmedia as provided in paragraph 18 hercof. including, but not limited to. reasonable attorney's fas; and
(d) Borrower takes such action as Lender may rcasonably requirc to assure ~hat the lien of this Mongage. Lender's interest
in the Pmperty aad Borrower's obligatio~ to pay the sums secured by this Mortgage shall co~tinue unimpaired. Upon such
payment and cure by Borrower. this Mortgage and the obligatio~s secured hereby shall remain in full force and effect as it
no acceleratioa had occurred. •
20. Aad~m~est ot Reat~ Appolatmeal of Rccetver. As additio~al ucurity hereunder. Borrower hercby assigns to
Lerder tt~e rents of the Ptopetty, provided that Borrower shall, prior to acceleration under paragraph 18 hercof or abandon-
ment of the Property. have the right to collect and retain such rents as they become due and payable.
Upon acceleration under paragnph 18 hereof or abandonment of the Property, I~nder shall be entitled to have a
rcceiver appointed by a court to enter upon, take pouession of and manage the Propert}r and to collect the rents of the
Property. including thoae past due. All rents collxted by the receiver shall be appliod first to payment of the coats of
maaagement of the Propeny and rnllection of rents, including, but not limited to, receiver s fees. premiums on receiver's
bonds and reasonabk attorney's fees. and then to the sums secured by this Mortgage. 'I~e roceiver shall be liable to account
only for those rents actually received.
21. Fufure Adrance+s. Upon request by Borrower, Lender, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest theroon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amou~t of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect th~
security of this Morigage, exceed the original amount of the Note plus USS . . . . . . . . . . . . . . . . . . . . . . . . . . . ..
22. Rekare. Upon payment of all sums secured by this Mortgage. Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation. if any.
23. Attoroey's Fees. As used in this Mortgage and in the. Note, "attorney's fees° shall insludt attorney's fces, if any,
which may be awuded by an appellate court.
