20• Assi~ameN ot Reaf~ Appoiatmeat ot Receiver. As additional security heceunder. Borrower hereby usigns to
[.ender the rents of the Property, provided that Borrower shall, prior to acceleration unde~ paragraph 18 heroo[ or abandon-
ment of the Property. have the right to collect and retain such r+ents as t6ey bocome due and payabk.
Upon acceleratio~ under paragraph 18 heroof or abandonment of ihe Property. Lender shall be entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the rents of the
Property, including those past due. All re~ts collected by the . receiver shall be appliod first to payment of the costs of
manageme~t of the Pmpeny and collection of rents, including, but not limited to, roceiver s[ees. premiums on rcceiver's
bonds and reuooabk attorney's fces, and then to the sums securod by this Mongage. 'I1~e roceiver shall be liable to account
only for thoae rents actually received.
21. Foture Ad~ances. Upon request by Borrower, I_ender, at l.cnder s option within twenty yeats from the date of this
Mortgage. may make Future Advanca to Borrower. Such Future Advances. with interat thereon, shaU be sacured by this
Morigage whe~ evideexxd by promissory notes stating that said notes are secured hercby. At no time shall the principal
amount o( the i~debtodrxss socurcd by this Mortgage, ~ot including sums advanced in aocordance herewith to pmtect the

22. Rekau. Upcw paymeat of all sums secured by this Mortgage, Lender shall r~elease this Mottgage without charge
to Borrower. Borrower shall pay all costs of recordalion, if any.
23. Attoroey's Ftes. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's foes. if any,
which may be awarckd by an appellate court.
