Upon acceleratioo under paragnph 18 heroo[ or abandonment of the Property. Lender shall be entiUed to have a

Property. including thoae past due. All rents colloctod by the roceiver shall be applied fitst to payment of the coatt of
managemeot of the Propeny and collection of rcnts. including, but not limited to. eaxiver's foes. premiums on receiver's

Mortgage. may malce Future Advances to Bomower. Such Future Advances, with interest theroon. shall be mcured by this
Mortgage wheo evidenood by promissory notes statiog that said notes are securod hereby. At oo time shall the principol
amount of the indebtedness securod by this Mortgage, not including sums advanood in aooordaooe he~cwit6 to protect the
