prior to entry ot a judgment enforcing this Mortgage if: la> Borrower pays Le~de~ all sums which would be then due under
this Mortgage. the Note and notes securin~ Futurc Advances. if any. had no acceleration occurred; (b) Borrowe~ cures
all breaches ot a~y other covenants or agreements of Borrower conlainad in this Mortgage; (c) Borrowu payi all reasonable
expe~ses incurred by I.eader in eaforcing the covenagts and agreements of Borrower contained in this Mortgage and in
enforcing Lender's remedies as provided in paragraph 18 hcrcof, including. but not limited to. reasonable attomey i fas; and
(d) Borrower taka such actio~ as t.ende~ may reasonably require to assure that the lien of this Mortgage. l.ender's interest
in the Propetty and Borrower's obligation to pay the sums secured by this Mongage shall continue unimpaired. Upon :uch
payment and cure by Bonower, this Mongage and the obligations secured hereby shall remain in full force and effecl u if
no acceleration had occurred.
20. Assi~nmeaf of Reat~ Appointmeat of Receirer. As additional security hercunder, Borrower hercby assigns to
I.ende~ lhe rents ot the Property, provided ~hat Borrower shall, prior to acceleration under parag~aph 18 hereof or aba~do~-
ment of the Property, have the right to collect and retain such reots as t6ey become due and payabk.
Upon acceleration under paragraph 18 hereot or abandonment of the Property. I.ender shall be entitlod to have a
receiver appointed by a court to enter upon. take possession of and manage the Property and to collect the rents of the
Propeny. includiog those past due. All rents collecteci by the receiver shall be applied first to payment of the costs of
management of the Propeny and collection uf rents, iocluding, but not limited to, receiver's fees, prcmiums on receive~'s
bornis and reasonable attorney's fces, and then to the sums secured by this Mortgage. The receiver shall be liable to account
unly for those ronts actually received. ~
21. Feture Ad~aecea. Upon rcquest by Borrower, Lender, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower_ Such Future Advances, with interest thereon, shall be ucured by this
:Nortgage when evidenced by promissory notes stat~ng that said notes are secured hereby. At no time shall the principal
amount of the indebtedness xcurcd by this Mortgage. nut including sums advanced i~ acoordance hercwith to protect the
security of this Mortgage, exceed the original amounl o( the Note plus USS..-----c----------------
22. Rdease. UpQn payment of all sums secured by this Mortgage, Leader shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation, it any.
23. Attorney's Fees. As used in this Mortgage and in the Note. "attorney's fces" shall include altorney's foes. if any.
which may be awarJaf by an appellate court.
