Assi~nmeaf of Reat~ Appointmeat of Receirer. As additional security hercunder, Borrower hercby assigns to I.ende~ lhe rents ot the Property, provided ~hat Borrower shall, prior to acceleration under parag~aph 18 hereof or aba~do~- ment of the Property, have the right to collect and retain such reots as t6ey become due and payabk. Upon acceleration under paragraph 18 hereot or abandonment of the Property. I.ender shall be entitlod to have a receiver appointed by a court to enter upon. take possession of and manage the Property and to collect the rents of the Propeny. includiog those past due. All rents collecteci by the receiver shall be applied first to payment of the costs of management of the Propeny and collection uf rents, iocluding, but not limited to, receiver's fees, prcmiums on receive~'s bornis and reasonable attorney's fces, and then to the sums secured by this Mortgage. The receiver shall be liable to account unly for those ronts actually received. ~ 21. Feture Ad~aecea. Upon rcquest by Borrower, Lender, at Lender's option within twenty years from the date of this Mortgage, may make Future Advances to Borrower_ Such Future Advances, with interest thereon, shall be ucured by this :Nortgage when evidenced by promissory notes stat~ng that said notes are secured hereby.
