prior to entry of a judgment enforcing this Morigage if: (a) Borrower pays Ler~der all sums which would be tben due under
this Mortgage, the Note aod notes securing Future Advances. if any. had no acceleration occurrcd; (b) Borrowe~ cura
all breaches of any other rnvenants ot agreements ot Borrower contained in this Mongage; (c) Bomower payt all raaonable
expenses incurrod by Lender in enforcing the cove~agts aod agraments of Horrower contained in this Mortgage and in
enforcing Lender's remedies at provided in pangnph 18 hercof. including. but not limited to, rcasonable attorney~s fea; and
(d) Borrower taka such actio~ as Lender may reasonably require to assure that the lien of this Mortgage, Lender'a interest
in the Property a~d Bornower's obligatio~ to pay the sums securcd by this Mortgage shall continue unimpairsd. Upon such
payment a~d cure by Bomower, this Mongage and the obligations securod hereby shall nmain in full force and et[ect u i[
no acceleratio~ had occurnd. ~
20. Assf~smeat ot Reat~ Appoiatmeat of Rcceirer. As additional security hercunder. Borrower hereby assigns to
I_ender the rents of the Propcrty, provided that Borrowcr shall, prior to acaleration under paragraph 18 hereof or abandon-
me~t of the Property. have the right to collect and ~etain such rents as they become d~x and payabk.
Upon acceleration under paragnph 18 hercot or abandonment of the Pmpeny, l.ende~ shall be entiUed to have a
receiver appointed by a coun to enter upon, take possasion of and manage the Property and to collect the rents of the
Propeny. including those past due. All rcnts collected by the receiver shall be appliod first to payment of tl~e costs of
management of the Pmperty and collection ot rents; i~cluding, but not limited to. rceeiver's fees, premiums on receiver's
bonds aad reasonabk attorney's fces. and then to the sums securod by this Mortgage. The receiver shall be liable to account
only for thoae rents actually received.
21. Foture Advaoces. Upon request by Borrower, Lender, at !_ender's option withio twenty years from the date of this
Mortgage. may make Futurc Advancas to Borrower. Such Future Advanca. with intercst thereon. shall be secured by this
Mongage when evide~iced by promissory nota stating that said notes are securod hereby. At no time shall the principal
amount o[ the indebtodness securod by this Mortgage, not including sums advanoed in aocordance herewith to protect ihe
security of this Mortgage. excoed the original amount o( the Note plus USS. ""'. :---------- .-----.
Zt Rekase. UpQa payment of all sums secured by this Mortgage, t.ender shall relesse this Mortgage without charge
to Borrower. Borrower shalt pay all coats of rccordatan, it any.
23. Atlorney's Feea. As used in this Mortgag~ and in the Nute. "attorney's fees" shall include attorney's feas. if any.
which may be awudod by an appellate court.
