expenses incumd by Le~der in e~forcing the covena~ts and agreeme~u of Borrowe~ contained in this Mongage and in
enforcing Ler~der's remedies as provided in paragraph 18 hercof. including. but ~ot limited to. reuonable attomey's toa; and
(d) Borrower taka such action as i,ender may rcasooably requirc to assure that the lien of ~his Mort~age. Lende~'s interest
in the Propetty and Borrower's obligation to pay the sums secured by this Mortgage shall continue unimpaired. Up~n such
payment and cure by Borrowe~. this Mortgage and the obligations secured hercby shall remain in tull force aad effect as it
no acceleratio~ had occurred.
20. A~aa~eat ot Reatr, Appoiatroent of Receiver. As additional security hereunder. Borrower hereby usigns to
Lender the rents of the Property, provided that Borrower shall, prior fo acceleration under paragraph 18 heroof or abandon-
ment of the Property. have the right to cdlect and retain such rents u t6ey becume due and payabk. '
Upon acceleration under paragraph 18 heroof or abandonment of the Property. I.e~der shall be e~tidod to have a
receiver appointod by a rnurt to enter upon, take pos.ussion of and manage the Property and to rnllect the rents of ihe
Property. including those put due. All rents collectecf by the receiver shall be applied first to payment of the costs of
management of the Property and collection of rents. including, but not limited to. teceiver's (ees. premiums on roceiver's
bonds and rcasonabk attorney's fces, and then to the sums secured by this Mongage. 7~e receiver shall be liaWe to account
only tor those rcnts actually received.
21. Fnture Advancea. Upon request by Eiorrower, t.ender, at I_ender's option within twenty yean from the date of this
Mortgage. may make Future Advancts to Borrower. Such Future Advances. with interest thereon. shall be securod by this
Mortgage when evidenced by promissory notes stating that said ~otes are secured hercby. At no time shall the principal
amount of the indebtede~ess securcd by this Mortgage. not including sums advanoed in aooordanoe Ixrewith to protect the
security of this Mortgage. excced the original amount of the Note plus USS. .""""'. :' .-""" ...
22. Rela~sa UpQn payment of all sums securcd by this Mortgage. Lender shall relesse t6is Matgage without charge
to Borrower. Borrower shall pay all costs of recordation. if any.
23. Attorne~s Fees. As used in this Mor~gage and in the Note, "attorney's fees" shall include attorney's fces. if any,
which msy be awardai by a~ appellate court.
