prior to entry of a judgment enforcing this Mongage if: (a) Borrower pays l.ender all sums which would be then due under
~his Mortgage. the Note and notes securing Future Advances, if any, had no acceleration occu~red: (b) Bormwer cura
all breachas of any other covenanls or agreements of Borrower co~tained in this Mongage; (c) Borrower pays all nasonable
e~cpe~ses incurred by Leader in entorcing the covenaqts and agreements of Borrower contained in this Mongage and in
enforciog I~ende~'s remedies as provided in paragraph 18 hereot, including. but not limited to. reuonable attomey's feat; and
(d) Borrower takes such action as I.ender may reasonably reyuire to assurc that the lien of this Mongage. Lender': interat
~n the Property and Borrower's obligation to pay the sums secured by this Mortgage shall continue unimpairod. Upon such
payme~t and cure by Borrower. this Mortgage and the obligations secured hereby shall remain in ful) force and eBect as if
no acceleratioo had occurred.
2~. Assi~omeat ot Reatfi Appoiotment of Receiver. As additio~a) security hercunder. Borrower hereby assigns to
I.ender the rcnts of the Property, provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Property, have the right to collecl and retain such rents as tbey bocoax due and payable. ~
Upon acceleration under paragraph 18 hercof or abandonment of the Property. l.ender shall be entitlod to have a
receiver appointed by a court to enter upon. take pe~ssession of and manage the Property and to collect the re~ts of the
Property, including those past due. All rents rollected by the rcceiver shall be applied first to payment ot the costs of
management o[ the Propeny and collection of rents, including, but not limited to, receiver's fees. prcmiums on receiver's
bonds and reasonabk attorney's (oes, and then to the sums secured by this Mongage. 'Il~e roceiver shall be liable to account
only (or those renls actually rcceived.
21• Fotare Adranc~s. Upon rcquest by Borruwer, I.ender, at 1_e~ders option within twenty years from the date of this
:Nortgage, may make Future Advances to Borrower. Such Future Advances, with interest thercon. shall be socured by this
Mor~gage when evidenced by promissory notes stating that said notes are secured hereby. At ~w time shall the principal
amount of the indebtedness socured by this Mortgagc, not including sums advanced in aocordance herewith to protect the
security of ihis Mongage. excoed the original amount of the Note plus USS ------------r---------- ~
22. Rdea~e. UpQn payment o[ all sums secured by this Mortgage. Leoder shall release this Mortgage without chuge
to Burrower. Borrower shall pay all costs of recordation, if any.
23. 4ttoraeys Fees. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's fces. it any.
