prior to entry of a judgment enforcing this Mongage i(: (a) Borrower pays Lende~ all sumc whicfi would bo then due under
this Mongage, the Note and notes securing Future Advances, if any, had no acceleration occurrod; (b) Borrower cura
all breaches of any other rnvenants or agrcements of Bc~r~owe~ contained in this MoAgage; (e) Borrowet pays all reasonable
expenses i~curred by [.ender in enforcing the covena~ts and agreements of Borrower contained in this Mortga~e and io
enforcing Lende~'s rcmedies as provided in paragraph 18 hereof, including, but not limitod to. reuo~able attorney's fea: and
(d) Bonowe~ takes such action as l.endo~ may reasonably require to assure that the lien of this Mortgage. Lender's intercst
in the Propeny and Bomower's obligation to pay ~he sums secured by this Mongage shail continue unimpaired. Upon such
payment and cure by Borrower, this Mongage and the obligations securcd hereby shall remain in full force a~d elfect as if
no accele~ation had occurred.

I.ender the rcnts of the Propeny, provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon-
meM of the Property, have the right to collect and retain such rents u t6ey become d~e and payabk.
Upon accele~ation under parag~aph 18 heroof or abandonme~t o[ the Property. Lender shall be entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the rents of the
Property. including thox past due. All rents cullecteJ by thc receiver shall be applied first to payment of the costs of
management of the Property and collectiun of r~nts, including, but not limited to, receivei s fees. prcmiums on receiver i
bonds and rrasonabk attorney's tees, and then to the ~ums secured by this Mortgage. The roceiver shall be liable to account
only for those tents actually received.
21. Fnture Advaocea. Upon reyuest by Borrower, t.cnder, at 1_cndcr's optian within twenty ytars from the date of this
1-lortgage, may make Future Adva~ces to Bo~ower. Such Future Advances, with interat thereon, shall be securcd by this
Mortgage when evidenced by promissory notes stating that said nota are secured hereby. At no time shall the principal
amou~t o( the indebtednesc secured by this Mortgage, not including sums advanced in accordance herewith to protect the
security of this MoKgage, excecd the original amount af ~he Note plus USS. .---------------------.
22. Release. UpQn payment of all sums secured by this Mortgage, Lender shall releue this Mortgage without chuge
to Borrower. Borrower shall pay all costs of recordatiun, if any.
23. Attorney's Fees. As uscd in this Mortgage and m the Note. "attorney's fces" shall include attorncy's fees. if any,
which may be awarded by an appellate court.
