(d) Bonower takes such action as Lender may reasonably rcquire to assurc that the lien of this Mortgage. Lend~r's interest

payment and cure by Borrower, this Mortgage and the obligations securcd heteby shall remain in full force and ef[ect as i[

20. Assi~ameat ot Reotx Appointmeat ot Recelrer. As. additional security hercunder. Borrower hereby assigns jo
l.ender the rcnts of the Property. provided that Borrower shall, prior to acceleration under puagraph 18 hereof or abandon-
ment of the Praperty. have the right to collect s~d retain such rents u t6ey become due ar-d payable.
Upon accelentio~ under paragraph 18 hereof or abandonment of the Property. Lender shall be endtled to have a
receiver appointed by a~rourt to enter upon, take pcusession o[ and manage the Property and to collect the rents ot the
Property, including those past due. All rents collecteJ by thc roceiver shall be applied first to payment of the cosu oi
management of the Property and collectioo of rents, including, but not limited to. receiver's fees. premiums on receiver's
bonds and reasonabk attorney's fces, and ~heo to the sums secured by this Mortgage. The roceiver shall be liable ta account
only for those rcnts actually received.
21. Fnture Advaaces. Upo~ request by Borrower, t.cnder, at I.coder's option within twenty yean from the date of this
Mortgage. may make Future Advancu to Borrower. Such Future Advances, with interat thereon. shall be secured by this
Mongage when evidenctd by promissory nota stating that said ~otes are secured hereby. At no time shall the principal
amount of the indebtodness socured by this Mortgage. not including sums -adva~ced in aooordance hertwith to protect the
security of this Mortgage. excad the original amount of the Note plus USf..---------------------..
22. Rela~a Upqn paymeat of all sums secured by this Mortgage, Lender shall rclease t6is MoRgage without charge
to Bonower. Borrower shall pay aU costs of recordatio~, if any.
23. Atlorney's Feea. As used in this Mortgage and in the Note, "attorney's feas" shall include attorney's foa, if any.
