prior to eotry of a judgme~t enforcing this Mongage if: (a) Borrower pays ~ende~ all sums which would be then due under
this Mongage. the Note and nWes securing Future Adva~ces. if any. had no aaeleration occurred; (b) Borrowe~ cuta
all breaches of any other rnve~uin~or agreemeots of Borrower contained in this Mon~age; (e) Borrowe~ pap all reaso~able
eapensex incurred by I.ender in e fOrcing the covenar~ts and agraments of Horrower containod in this Mortgage and in
enforcina I.eode~'s temedies as pmvid~d in paragraph 18 herco(, including. but not limited to. reasonable attomey's foa; and
(d) Borrower talces such action as l,ender may rcasonably rcquirc to assure that the lien of this Mortgage~ Lender's interest
in the Propeny and Borrower's obligation to pay the sums securcd by this Mortgage shall continue unimpaired. Upon such
payment and cure by Borrowe~. this Mortg~ge and the obligalions secured hereby shall remain in full force and eQect as if
no acceleration had oecurred.
20• As~aa~ent ot Rentx Appolntmeat of Recelver. As additional security hercunder. Borrower hereby assigns to
1_ender the rcnts of the Property. provided that Borrower shall, prior to acceleration under paragraph 18 hereof ot abandon-
ment of the Pmperty, have the right to co!lect and retain such rents as t~ey become due and payablt.
Upon acceleration under paragraph 18 hereof or abandonment of the Property. Lender shall be entitlod to have a
receiver appaintod by a~wurt to enter upon, take possessio~ of and manage the Propecty and to collect the rents of the
Propeny. including those put due. All rcnts collected by ~he rcceiver shall be applied fint to payment of the costs of
management of ihe Property and collection ot rents, including, but not limited to. roceiver s fees, premiums on receiver's
bor~ds and rcuonabk attorney's tas, and then to the sums secured by this Mongage. The receiver shall be liable to account
only [or those rents actually received.
21. Foture A~vances. Upon request by Borrower, I_ender, at Lender's option withi~ twenty ytars from the datc of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with intttest thereon. shal) be securcd by this
Murtgage when evidenced by promissory nota stating that said nota arc secured hercby. At no time shall the pri~cipal
amount of the indebtednas socurcd by this Mortgage. not including sums advanced in aocordance herewith to protect the
security of this Mortgage. excced the original amount oi the Note plus USS. """-" """ """'
22. Rdease. Up~ payment ot all sums secured by this Mortgage. Lender shall release this Mongage without charge
to Borcower. Borrower shall pay all coals of rccordation, if any.
23. Attorney's Fees. As used in this Morlgagc and in the Note. "attorney's foes" shall include attorney's ftes. if any~
which may be awaniod by an appellate court.
