(d) Borrower takes such action as Lender may reasonably require to assure that the lien of this Mortgage. Lender's interat

payment and cure by Bomower, this Mortgage and the obligations secured hereby shall remain in full force ar~d eRect as if

Upon accekntion under paragraph 18 heroo( or abando~ment of the Property. l.ender shall be e~dtled to have a
receiver appointed by a oourt to enter upon, take possession of a~d manage the Property and to collect the rents of the
Propeny. including those past due. All rc~ts rnllxtod by the receiver shall be appliod first to payment of the co~ts of
management of the Propeny and collection of rents, including, but not limited to. roceiver's foes. premiums on roceiver's
bonds and oeasonabk attorney's fees. and the~ to the sums secured by this Mortgage. Tl~e receiver shall be liable to account
only [or ~hoae rents actually received.
21. R~tve Aa~a~ed. Upon request by Borrowe~, l~nde~. at l.ender's option within twenty years from the date of this
Mortgage. may make Future Advance.t to Borrower. Such Future Advanca, with interest thercon, shall be socured by this
Mortgage when evidenced by promissory nota stating that said notes are socurcd hercby. At no time shall the principal
amount of the indebtedn~ss secured by this Mortgage, not including sums advanced in aooordanoe herewith to protect the
