in the Property and Borrower's obligation to pay the sums securcd by this Mongage shall oontinue unimpairod. Upon such
payment and cure by Borrower, this Mortgage and the obli~gations securcd hereby shall remain in full force and etf~ct u if
no acceleration had occurred.
20. Assi~saeat of Reet~ Appointaaeat of Rcceiver. As additiooal security hercunder. Borrower hereby assigns to
Lende~ the rents of the Property. provided that Bc~rrower shall, prior to accekration under paragraph 18 heroof or abandon•
ment of the Pmperty. have the right to collect and retain such oents u tbey bocome due and payable.
Upon acceleration ur~der paragraph 18 hercof or abandonment of the Property. Lender shatl be entiqed to have a
receiver appointad by a court to enter upon, take possession of and manage the Property and to collect the rcnis of the
Propeny. including thoat past due. All rtnts collected by~ the roceiver shall be applied 6rst to payment of the coats of
management oi the Property and collection of rents, including, but not limited to. roceive~'s fas. premiums on receiver's
bonds and reuonable attorney's fees. and then to the sums secured by this Mortgage. '[l~e receiver shall be liable to aocount
o~ly for those r~ents actually received.
21. Fature Ad~ancea. Upon request by Borrowe~, l.ender, at 1_ender's op~ion within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest theroon. shall be socured by this
Mortgage wt~en evidencod by promissory notes stating that said notes are secured hercby. At no time shall tbe principvl
amount of the indebtodnesc socurod by this Mortgage, not including sums advanced in ao~rdanoe herewith to protect the

2Z Rdea~e. UpQa paymeat of all sums securcd by this Mo~tgage, Lender shall r~eksse this~Mortgage without charge
to Borrower. Borrower shall pay all c.~ats of recordation, if any. ~
23. Attoroey's Fees. As used in this Mortgage and ~n the Note, "attorney's fees" shall include attorney's fces, if any,
which may be awarded by an appellate coun.
