(d) Borrowe~ taka such action as Lende~ may rcasonably requin to assure that the lien of this Mongage. Ler~de~'s interest
in the Pmperry and Bortorvat': obligation to pay the sums secured by this Mortgage shall continue unimpaired. Upon such
payme~t and curc by Horcower. this Mortgage ar-d the obligations secured here2~y shall remain in full force aad ef[xt as if
no acceleration had oecutred.
20. A~nauaf ot Rent~ Appoiatmeot of Receirer. As additional security hercunder. Borrower hercby usigns to
Lender the rents of the Property, pmvided that Borrower shaU, prior to acceleration under puagraph 18 he~rof or abandon-
ment of the Pmperty. have the right to collect and retain such rents as t6ey become due and payabk.
Upon acceleration under parag~aph 18 hereof or abandonment of the Pmperty. Lender shall be entided to have a
receiver appointod by a couri to e~ter upon. take possession of and manage the Pmperty and to collect the rents of tlx
Property. including thoae past due. All rents collected by the roceiver shall be appliod first to payme~t o! the costs o!
management of the Propeny and colleciion of rents, incloding, but not limited to, receiver's feat. premiums on receiver's
bonds and reasonable attomey's Ices. a~d then to the sums securod by this Mortgage. The receiver shall be liable to account
o~ly for thoae rents actwlly received. ~
21. R~t~re Adraeees. Upon rcquest by Borrower, 1_ender, at l.ender's opiio~ within twenry years from the date oE this
Morigage, may make Future Advances to BoROwer. Such Future Advances, with interest theroon. shall be securod by this
Mongage when evidenced by pmmissory notes stating that said notes are secured hercby. At no time shall the principal
amount of the indebtedness secured by this Mortgage. not including sums advancxd in aooordance hertwith to protect the
security of this Morigage. exceed the origiml amount of the Note plus USS. .----°-"°------------------
