this Mortgage, the Note aod notes securing Future Advanses, if any. had no acceleration occurred; lb) Botrowe~ cures

Upon acceleration u~der paragnph 18 hercof or abandonment of the Pmperty. I.ender shall be entided to have a
rcceiver appointod by a court to e~ter upon. take pcusession of and manage the Property and to cotket the rents oi the
Property, including those past due. All reots collected by the receiver shall be appliod first to payment of the coats o(
manegement of the Property and co11ec1ion of rents, including, but ~w limited to, receiver's fees, premiums on receiver's
bonds a~d reuonabk attorney's foes, and then to the sums securcd by this Mortgage. 'ilte receiver shall be liable to account
only for those rents actwlly raeived. - ~
21• Frfore Advs~ce~s. Upon request by Borrower, I.ender, at I_ender's option within twenty years from the date of this
Mortgage, may make Futuro Advances to Borrower. Such Futurc Advances, with interost thereon. shall be secured by this
Mortgage when evideaoed by promissory nota stating that said notes are socurod hercby. At no time shall the principal
amouot of the in~kbtedness securcd by this Mongage. not including sums advanced ih aooordance t~erewith to protect ihe
security o( this Mortgage, excood the original amount of ~he Note plus USS. ..---------------------------
22. Rdare UpQn payment of all sums xcured by this Mortgage, Lender shall rekzse this Mortgage without chuge
to Borrower. Borrower shall pay aU costs of recordatiQn. if any.
23. Attoney's Fees. As usal in th~ Mortgage and in the Note, "attorney's fces" shall include attorney's foa, if aay.
which may be awardod by an appellate court.
