(d) Borrower taka such action as Lender may reasonably rcquire to assun that the liee of this Mongage. Lender's i~terest
in the Property and Borrower's obligation to pay the sums securcd by this Mortgage shall continue unimpaired. Upo~ such
payment a~d cure by Borrower. this Mongage and the obligations securcd hereby shall remain in full force And eRxt as if
no acceleratioo had occurred.
20. Aa~nmeat o[ Reatr, Appotalauat of Rcceiver. As additional security hercunder. Borrowe~ hercby assigns to
l_e~der the rcnts of the P~openy. provided ~hat Bomowe~ shall, prar to acceleration under paragraph 18 hereof or abandon•
ment of the Pmperty. have the right to collect and rctain such rents as t6ey become due and payabk.
Upon acceleration under paragraph 18 hereof or abandonment ot the Property, Lender shall be entitled to have a
receiver appointed by a court to ente~ upon, ~ake pnsession of and man~ge the Propetty and to collect the rents of the
Property. including those past due. All rents collectecf by the receiver shall be applied first to payment of the coats of
management ot the Pmpeny and collection ot rents, including, but not limite.i to. roceiver's fea. premiurtu on roceiver's
bo~ds a~d reasonabk altorney's fees, and then to the sums secured by this Mortgage. 7Tu receiver shall be liable to account
only [or those rents actually received.
21. Fnture Ad~ances. Upon requcst by BorroN•cr, I.ender, at Lender s option within twcnty years from the date of this
Mortgage~ may make Future Advances to Borrower. Such Future Advancs~ with iniercst theroon. shall be socurcd by this
Mottgage when evidencod by promissory notes stating that said notes are socurod hereby. At tw time shall the principa)
amount of the indebtodness secured by this Mortgage. not including sums adv.nced in aoc,ordance herewith to pmt~et the

22. Relea~e. UpQa payment of all sums secured by this Mortgage, Lender shall rcleise this Mortgage wifhout charge
to Borrower. BoROwer shall pay all costs of recordation, it any. ~
