prior to entry of a judgment eaforcing this Mortgage if: (a) Borrower pays Lender al) sums which would be then due under
this Mortgage, the Note a~d notes securing Future Advances; it any, had no acceleration occurrcd; (b) Borrower cures
all breaches of any other coveaants or agrcemeots of Borrower contained in this Morigage; (c) Bornower payt all reuonable
expenses incurred by Leader in en[orcing the rnvena~ts and agreements ot Borrower contained in this Mortgage and in
enforcing 1.ende~'s remedies u provided in pangraph 18 herco[, includi~g, but not limited to. reuonable attorney's tas; and
(d) Borrower taka such action as l.e~der may rcasonably rcquire to assure that the lien oi this Mortgage. Leoder's interest
in the Property aad Borrower's obligadon to pay the sums securcd by this Mortgage shall continue unimpaired. Upon soch
payment aad cure by Borrower, this Mortgage and the obligations secured hercby shall rcmain in full force and eRect as i[

20. Asd~smeat ot Reots; Appoinimeot of Recelver. As additional security hereunder. Borrowe~ hereby usigns to
Lender the rents of the Propeny. provided that Borrowe~ shall, prar to acceleration under paragraph 18 hercof or abandon-
ment of the Property. have the right to collec~ and retain such rents u t6ey bocome due and payabk.
Upon acttleration under paragraph 18 here.wt or abandonme~t of the Pmperty, l.e~der shall be entitled to have a
receive~ appointod by a ~rourt to enter upon. take pcusession of and manage the Property and to collect the rc~tt of the
Propeny. including those past duc. All rents collected by the receiver shall be appliod • first to payment~ of the costs o(
management of the Propetiy and collection ot rents, inclueling, but r-ot limited to, roceiver's fees. premiums on receiver's
bonds aad reasonabk attorney's fces, and then to the sums secured by this,Mortgage. 'i7~e roceiver shall be IiaWe to account
only for those rents actually received,
21• Rnt~re Ad~ancta. Upon request by Borrower, 1_ender, at I.ender's oplion withi~ twenty years from the date of this
Mongage. may make Future Advan«s to Borrower. Such Future Advances,_with intercst thereo~, shall be secured by this
Mongage whe~ evideaced by promissory notes stating that said notes are xcured hereby. At no time shall the principal
