prior to entry of a judgment enforcing this Mortgage i[: (a) Borrower pays Lender all sums which would be then due under
this Mortgage, the Note aod notes securing Future Advances, if any. had no acceleration occurred; Ib) Borrower cures
all breaches ot any other covena~ts or agreeme~ts of Borrower contained in this Mortpge; (c) Borrower pays all reasonable
expenses incurred by I.ender in enforcing the covenagts and agreements of Borrowe~ contained in this Mortgate ar~d in
enforcing Lender's remedies as provided i~ parag~aph 18 hercof. including~ but not limited to. reuonable attorney't tas; and

in the Property and Borrower's obligation to pay the sums secured by this Mo~tgage shal) oontinue unimpaired. Upon such

l.ender the rents ot the Property. provided lhat Borrower shall, prior to acceleration under paragraph 18 heroof or abandon-
menl of the Property, have the right to collect and retain such rents u they bocome due and payabk.
Upon acceleration unde~ paragraph 18 hereof or abandonme~t of the Property, Lender shall be entitled to have a
receiver appointed by a coutt to enter upon. take possession of and manage the Property and to collect the rents of the
Property. including those past due. All rents collectai by the receiver shall be applied fint to payment of the costs of
management of the Property and collection of rents, iocluding, but not limited to. roceiver s fees. premiums o~ receiver's
bornis and reuoaable attoiney's tees. and then to the sums ~ecured by this Mortgage. The raeiver shall be IiaWe to accou~t
only for thoae rents actually received.
21. Foture Advsncts. Upem rcquest by Borrower, I.endcr, at I.ender's option within twe~ty ytars fmm the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances. with intercst thereon, shall be securcd by this
Mortgage when evidenced by promissory notes stating that said notes are securcd hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to pmtect the
security o( this Mortgage, excced the original amount of the Note plus USS. .----~~-~~~~--~
22. Rekase. Upan payment of all sums secured by this Mortgage, l~nder shall release tbis Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation. if any.
23. AHoraty's Ftes. As used in this Mortgage and in thc Note, "attorney's fees" shall include attomey's focs, if any,
which may be awarJeJ by an appeUate court. _
