'-~ •. . y : • ~ . 4 t• . 7 ~ prior to entry of a judgment enlorcing this Mongage if: (a) Bo~rower pays Lende~ alt sums which would be tben due under this Mortgage. the Note and notes securing Futuro Advances, if any. had no acceleration occurred; Ib) Borrowet cura all breaches of any other covenants o~ agreements ot Borrower contained in this Morigage; (c) Borrower pays al) reasonable expenses incurred by Lender in enforcing the covenaqts and ag~eements of Borrower contained i~ this Mortga~e and in enforcing Lender's remedies as provided in paragraph 18 hercof. including. but not limited to. rcasonable attorney's las; and (d) $onower takes such aclion as Lender may reasonably require to assurc that the lien of this Mortgage. Lenders interest in the Property and Bomowe~'s obligation to pay the sums securcd by this Mohgage shall continue ueimpaircd. Assi~nmeot ot Reatx Appointmeat of Recelver. As additional security hereu~de~. Borrower hereby assig~s to l.ender the rcnts of the Property. provided that Borrower shall. prior to acceleration u~der paragraph 18 hereof or abandon- ment of the Property, have the right to collect and retain such rents ac they become due and payabk. Upon acceleration under paragraph 18 heroof or abandonment of the Properiy. L.ender shall be entitled to have a receiver appointed by a court to enter upon, take possessio~ of and manage the Pmperty aad to rnllect the rents of the Property. includi~g those past due. The receiver shall be liable to account only tor those rents actually rccei~ed. 21. Foture Ad~ancea. Upon request by Borrower, I_ender, at t_ender's option within twenty years from the date of this 111ortgage, may make Future Advances to Borrower. Such Future Advanca, with interest thereon. shall be securcd by this Mortgage when evide~ced by promissory notes stating that said notes are socured hereby.
