p~ior to entry of a judgment e~forcing this Mortgage if: (a) Borrower pays Lender all sums which would be thea due under
this Mongage, the Note and notes securing Future Advances. if any. had no acceleratio~ accu~red; (b) Borrowet cura
all breaches of any other covenants or agreemeots ot Borrower contained in this Mongage; (c) 8orrowe~ pays all reasonable
expenses incurred by Lender in enforcing the cove~agts and agreements of Bo~rorver containcd in this Mortgage and in
enforcing Lende~ s remedies as provided in paragraph 18 hereof. including. but not limitod to. reasonable attorney`s fees: and
(d) Borrower takes such action as Lender may reasonably rcquire to assure lhat the lie~ of this Mortgage. Lender's interest
in the Propehy and Bc+mower's obligation to pay the sums secured by this Mortgage shall oo~tinue uaimpaircd. Upon :uch
payment and cure by Borrowe~. this Mortgage and the obligations secured hercby shal) remain in full force and eHect as if
~o acceleration had occurred. .
20. Assi~nme4t ot Rcatx Appoiatment of Recelve~. As additional security hereunder. Borrower hereby assigns to
i_e~der the rents of the Property. provided ~hat Borrower shall, prior to acceleration under pa~agraph 18 horeof or abandon-
ment of the Propetty. have the right to collect and rctain such rcnts u they become due and payabk. ~
Upon acceleration under paragraph 18 hercot or abandonment of the Property. Lender shall be entided to have a
receiver appoi~ted by a court to enter upon. take possession of and manage the Property and to rnllect the rents ot the
Property. including those past due. All rents collected by the receiver shall be applied first to payment of the coats of
managemeot of the Property and collection ot rents, including, but not limited to, teceiver's fees. premiums on rcceivei s
bonds a~d reasonable atto~ney's foes, and then to the sums secured by this Mortgage. The roceiver shall be liable to account
only for lhose rents actually received.
21. Fnture Advsncea. Upon request by Borrower, 1_ender, at I_ender's option within twenty years from the date o[ this
Mortgage, may make Future Advances to Borrower. Such Future Advances~ with interest thercon, shall be secured by this
Mortgage when evide~cod by promissory notes stating that said notes arc socured hereby. At no time shall the principal
amount of the indebtodness securod by this Mongage, ~ot including sums advanced in acoordance herewith to protect the
security of this Mortgag~. exceed the original amount of the Note plus USS. .. -----. .. ....
22 Release. UpQn payment ot all sums securod by this Mortgage, Len~r shall release this Mortgage without chuge
to Borrower. Bortower shall pay all coats o[ recordation, if any.
23. Attoroey's Fees. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's fces. it any,
which may be awuded by an appellate coun.
