in the Prope~ty and Borrower's obligation to pay the sums securcd by this Mohgage shall oontinne uaimpaired. Upon such
payment and cure by Borrower. this Mortgage and the obligations securod hercby shall rcmain in full fora aad effect as i[

Lender the rents of the Property. provided that Bomowe~ shall, prior to acceleration under puag~aph 18 hereof or abandon-

Upon accekration under paragraph 18 hereof or abandonment of the Propeny. Lende~ shaq be mtitkd to have a
rocciver appointed by a court to enter upon. take possession of and manage the Property and to oollect the rents of the
Property. including thoae put due. All rents collected by the raxiver shall be applied first to payment of the costs of
management of the Prope~ty and collection of rents. including, but not limited to. receiver's fas. premiums on roceiver's
bonds and reasoaabk attoraey's fees. and then to the sums securod~by this Mort$age. Tt~e receiver shall be liable to aocount
only for those rents actually receivod..
21. F~ Ai~a~ces. Upon roquest by Borrowe~, l.ender, at l~nder's option within twcnty years from the date of this
Mortgage. may make Future Advances to Borrower. Such Futurc Adva~ces, with intercst theroon. shall be secured by this
Mortgage when evidenood by promissory notes stating that said notes are socured hertby. At no time shall the principal
amount of the indebtedness secured by this Mongage, not including sums advanoed in aooordanoe here~viW to protect the
