prior to entry of a judgment enlorcing this Mongage if :(a) Borrower pays Lende~ all sums which would be then due ur~der
this Mo~tgage. the Note and notes securing Future Adva~ces, if any. had no acceleration occurred: Ib) Borrower cutes
all breaches of any other covenants ur agreements of Borrawer contained io this Mongage; (c) Borrower pays all teasonable
expenses incurrcd by Leader i~ enforcing ihe cove~agts a~d ag~eements of Borrower contained in this Mo~tgage and in
enforcing Le~der's remedies as pruvided i~ paragraph 18 hercot, including, but not limited to, reuonable attomey': tas; and
(d) 8orrower takes such action as I.ender may reasonably require to auurc Ihat the lien of this Mongage. Lender's intercst
in tho Property and Borrower's obligatioo to pay the sums securcd by this Mortgage shall continue unimpaircd. Upon such
payment and cure by Borrower~ this Mortgage and the obligations secured hereby shall rcmain in tull force and eBect u if
no acceleration had occurted.

I.ender the rcnts of the Property. provided that Borrower shall, prior to acceleration under parag~aph 18 hereat or abandon-
ment ot the Property. have the right to collect and retain such rc~ts u tbey become due a~d payable.
Upon accelcration under paragraph 18 hereot or abando~ment o[ the Propetiy, Lender shal) be entitled to have a
~eceive~ appointed by a coun to e~ter upon. ~ake possession ot a~d manage the Property and to collect the rents of the
Property, including those past due. All rents collectod by Ihe rceeiver shall be applied first to payment of the costs ot
management of the Propeny and colleciion ot rents, including, but not limited to, receiver's tees, prcmiums on receiver's
Iwnds and reaso~abk attorney's foes, and then to the sums secured by this Mortgage. The roceiver shall be liable to account
only for those rents actually received. •
21. Foture Ad~ances. Upon request by Borrower, l.ender, at I.endcr's option within twenty yean from the date of this
~Mortgage, may make Future Advances to Borrower. Such Future Advances, with interat thereon, shall be secured by this
:-lortgage when evidencod by promissory notes stating that said notes are secured hereby. At no time ahall~ the principal
amount of the indebtedness secured by this Mor~gage, not including sums advanced in accordatue herewith to protect the
security ot this Mortgage, exceed the original amount of the Note plus USS. ."""""""""""""' •
22. Relea~e. Up4n payment of all sums securcd by this Mortgage, lender shall release this Mortgage without chuge
to Borrower. Borrower shall pay all costs of record•r~iun, i( any.
23. ARorney's Fees. As used in this Mo~tgage and ~n the Note. "attorney's fees" shall include attorney's foes. if any.
