A.uijnmeat ot Reatfi Appointmeat of Receiver. As additional security hereunder. Bomower hercby assigns to I.ender the rcnts of the Properiy. provided that Borrower shall, prior to acceleration under puagraph 18 hetcof or abar~don- ment of the Property, have the right to collect and ~etain such rents as they become due and payabk. Upon acceleration under paragraph 18 hereot or abandonment of ihe Property. Lender shall be entitled to have a receive~ appointed by a~rourt to enter upon, take possession of and ma~age the Pmperty and to collect the rents of the Propeny. including those past due. All rents collected by the roceiver shall be applied first to payment of the caats of manageme~t o! the Propeny and collection ot rents, including, but nol limited to. receiver s fees. premiums on receiver s bonds and reasonable attorney's [eu, and then to the sums secured by this Mortgage. The receiver shall be liable to account only for those rents actually rcceived. 21• Fnture Ad~ancts. Upon request by Borrower, l.ender, at l.ender's option within twenty years from the date of this 1-lortgage, may make Future Adva~ca to Borrower. Such Future Advances, with interest thercon. shall be serured by this Mortgage when evidencod by promissory notes stating that said notes are securod hereby.
