(d) Bo~rower takes such action as I.ender may rcasonably rcquire to assurc that the lie~ of this Mortgage. Lender's interat
in the Pmperty and Borrower's obligation to pay the sums securcd by this Morlgage shall continue unimpaired. Upon such
payment and cure by Borrower. this Mortgage and the obligations secured hercby shall rcmain i~ tull iorce aad effect u it
no acceleration had occurred.
20. A.ssitameat ot Reatfi Appoialmeat of Receiver. As additional security hercunder. Borrower hereby assigns to
1_ender the rcnts of the Pmperty, pmvided that Bomower shall, prior to acceleration under puagraph 18 hereoi or abandon-
ment of Ihe Propeny, have the right to collect and retain such rents as they become due and payable.
Upon acceleration under paragraph 18 hercof or abandanment oi the Properiy, I.ender shall be entitled to have a
receiver appointod by a court to enter uRon. take possession of and manage the Property and to collect the rents of the
Property, including those past due. All re~ts collected by the receiver shall be applied first to payment of the costs of
manageme~t oi the Property and rnllection of rents, including, but not limited to. rcceiver s fees, ptemiums on receiver's
bonds a~d reuonabk attorney's fces, and then to the sums secured by this Mortgage. '11u roceive~ shall be liable to account
only tor those rents actually roceived. ~
21. Fnture Advaaces. Upon request by Borrower, I_cnder, at Lender's option within twe~ty ytats from the date of this
~fortgage. may mike Future Advances to Borrower. Such Future Advances. with interest thercon. shal) be securcd by this
Mortgage when evidenced by promissory notes stating that said notes arc secured hercby. At no time shall the principal

23. Attoraey's Fees. As used in this Mortgage and in the Note. "attorney's fea" shall include attorney's fas, if any.
