HomeMy WebLinkAbout0602~i ~ ~~ ~XHIBIT A LEGAL DESCRIPTION All that certain portion of the North 4.835 chain of the South 12.165 chain of government Lot 3, Section 1$, Town- ship 36 South, Range 41 East, St. Lucie County, Florida, bounded and described as follows: Beginning at a point north 802.89 feet from the line dividing government Lots 3 and 4 of Range 91 East along the westerly boundary line of the lands herein described; the~nce in an easterly direction a distance of 1640 feet, more or less, to the westerly line of the right-of-way to the Florida East Coast Railway Co., said point being the point of beginning; thence continuing in an easterly direction along the aforesaid line and through the right-of-way to the FEC a distance of 730 feet, more or less, to a point (said point being described as 722.27 feet on a survey of A. G. Weatherington & Associates, Inc. dated April 20, 1976, said point being marked by a monu- ment); thence by a line parallel with the westerly line of Indiar~ River Drive as now located in a southeasterly direction a dis- tance of 121.32 feet to a monument point; thence continuing in a generally easterly direction a distance of 350 feet, more or less, to a point where said line would intersect and meet with the Indian River, then in a generally southeasterly direction along meandering lines of the Indian River a distance of 225 feet, more or less, to a point; thence in a generally westerly direction a distance of 1,745.93 feet to a point, said point being established as 710 feet west of the westerly right of way of the FEC to a monument at the edge of the savannah; thence along the line of the edge of the savannah in a generally northwesterly direction a distance of 361.84 feet to a point at a monument in accordance with the survey of A. G. Weathering- ton & Associates, Inc. aforesaid, to a monument; thence in a generally easterly direction a distance of 710 feet to the westerly line of the FEC right-of-way, said point being the point of beginning. Subject to a 100 foot right-of-way across said property owned by~the FEC as set forth in Deed Bcok V, Page~595, public records of Brevard County, Judgment Book A, page 126, public records of St. Lucie County, Deed Book X, page 550, public records of Brevard County, Florida, Deed Book 72, Page 478, public records of St. Lucie County. Subject also to Indian River Drive as now located and all rights of way and easements relative thereto, and easements or exceptions for electric power lines and utility easem~nts.
