TtiIS WARItANTY DEED, made and executed the 30th day of October , 1980,
by SAND DOLLAR VILLAS DEVELOP[~~NT CORPORATION, a Florida corporation, hereinafter
called Grantor, to: ALBERT J. CRISCONI and ANNE H. CRISCONI, his wife,
whose post office address is: 7430 South A-1-A, Apt. 118, Jensen Beach, FL 33457 ^~~

That the Grantor, for and in consideration of the sum of Ten Dollars (S10.00) and
other good and valuable considerations to it in hand paid by the Grantee, the receipt
of which is hereby acknowledqed, has granted, bargained, and sold to the Grantee and
the Grantee's heirs and assiqns forever,~the following described real property, situate,
lying and being in St. Lucie County, Florida, to-wit;
A condominium parcel desiqnated as Unit No. 210 of SAND DOLLAR VILLAS
CONDOMINIUM D, according to the Declaration thereof, recorded June 4, 1980,
in Official Record Book 332, paqe 1436, and Amendment thereto, recorded
June 4, 1980, in Official Record Book 332, page 1501, all in St. Lucie
County, Florida, public records.
TOGETHER WITH all fixtures and appliances located therein, and
TOGETHER WITH all of its appurtenances according to said Declaration of
Condominium, including but not lunited to an undivided 1/Q7 share in the
common ele~nts thereof and together with all the tenements, hereditaments
and appurtenances thereto belonqing or in anywise agpertaining.
This conveyance is made si~bject to the follawing:
1. Real estate taxes for the year 1980 and subsequent years, and applicable
zoninq regulations and ordinances;
2. All of the terms, provisions, conditions, riqhts, privileges, obligations,
easements and liens set forth and contained in the Declaration of Condominium
and all instruments therein referred to;
3. All of the covenants, conditions, restrictions and easements of record, if
any, which may now affect the aforedescribed property; -
4. Perpetual easement for encroachments now existing or hereafter existing
caused by the settlement of improvements or caused~by minor inaccuracies
in building or rebuildinq.
AND the Grantor hereby covenants with said Grantee that it is lawfully seized of
said land in fee simple; that it has qood right and lawful authority to sell and convey
said land; that it hereby fully warrants the title to said land and will defend the same
aqainst the lawful claims of all persans whomsoever; and that said land is free of all
encwnbrances.
IN WITNESS WHERF~OF, the Grantor has cuased these presents to be executed in its
name by its proper officer thereunto duly authorized, the day and year first above
written.
