`~ ~ Purchaser, by acceptance and execution of this Receipt, acknowledges that this
` purchase of a condominium unit at OCEAN VILLAGB OF HUTCHINSON ISLAND is sub3ect
• in every respect to the Declaration of Condomi~iun as to the condominium in
~~ Which his unit is located and Exhibits attached thereto, including but not lim-
ited to (Whether the sacae are attached to the Declaration of Condominium or re-
ferred to therein)~ the By-Laws of the Association, Articles of Incorporation,
~ the Rules and Regulations, copy of pro~ected operating budget, copy of sales
brochure arid floor plan of apartment purchased by purchaser, and all Amendments
to the aforesaid Declaration and Exhibits and the Articles of Incorporation,
By-LaWS and Declaration of Covenants and Restrictions of the Property 0~-ners
~- Association; and Purchaser further acknoWledges receipt of and reading and
examination of said Declaration, its Exhibits, budget, sales brochure and floor
~~ plan, and acknoWledges that each and every provision of the foregoing is essen-
~ tial, to the successful operation and management of the Condominiu~ property
~ and is in the best interests and for the benefit of all the owners therein.
L Purchaser and all a+ners of parcels in the aforedescribed Condominiwn coven-
~ ant and agree to abide by each and every provision of said Declaration and
Exhibits attached thereto. Purchaser hereby ratifies and confirms and approves
all of the terms and provisions of said Declaration of Condominiun and Exhibits
attached thereto, and agrees that the assessment under the Property Ot+ner's
Association documents referred to above and the provisions thereof are reason-
' able, fair and equitable, and said Purchaser acimo~ledges and confirms that the
Declaration of Covenants and Restrictions of the Property Owner's Association
~ has encumbered and impressed a lien upon the Condominium parcel being conveyed
to Purchaser, as security for his obligations under said Declaration of Coven-
ants and Restrictions, and said Purchaser assumes the obligations as to the
Property Owner's Association as to his condominium parcel. Purchaser confirms
that all ~rarranties, representations, and inducements, if any, are as contained
in the aforesaid Declaration of Condominium and ExhibiLs attached thereto~ and
•~- the common expenses and the sums due under the Property OWner's Assoc-iation and
- other charges are estimated only. No ~arranty or guaranty is made or intended
~ nor may one be relied upon except Where the same is specifically Warranted or
~ guaranteed in said Declaration of Condomini~ and Exhibits attached thereto.
