NITNESSETH: That the Grantor, for and in consideration of the sum of TEN

by Grantee~ the receipt whereof is hereby acknowledged, has granted, bargained
and sold to said Grantee~ its heirs ar~d assigns forever, the folloaing describ-
ed raal property, located and situate in the County of St. Lucie~ and State of
Florida, to wit:
Condominium Parce2 No. 7441, of CATAMARAN II, a Condominium, according to the
Declaration of Condomini~n thereof, as recorded in Official Records Book 334,
at Page 2451, and any amendments thereto, of the Public Records of St. Lucie
County, Florida.
This conveyance is sub,~ect to and by accepting this Deed, Grantee hereby agrees
to assume the following: .
1. Taxes for the current and subsequent years.
2. Conditions, restri•etions, limitations, reservations, easements, and other
~eatters of record; however, this reference shall not operate to reimpose any of
;he same.
3. Tl~e Declaration of Condominium and Exhibits attached thereto.
4. The Articles of Incorporation, By-Laws, and Declaration of Covenants and
Restrictions of Ocean Village Property Owner's Association, Inc., a Florida
non-profit corporation, the provisions of r+hich documents run with the land.
The urantee hereby assumes the obligations of a member of said Property 0~-ner's
Association. ~
The benefits and obligations hereunder shall inure to and be binding upon the
heirs, executors, administrators, successors and assigns of the respective
parties hereto. Grantor does hereby fully ~rarrant title to all the premises
hereby conveyed against all and every pers~n.Whomsoever, lawfully claiming by,
through or under Grantor; and Will defend same against the laWful claims of
such persons claiming by, through, or under said Grantor. -
