(d) Borrower takes such action as Lender may reasonably rcquire to auure that the lien of this Mortgage. l.ender's interat
in the Propeny and Borrower's obligation to pay the sums secured by this Mortgage shall continue unimpaired. Upon such
payment and cure by Borrowe~. this Mortgage and the obligations secured hercby shall rcmain in full force and eftect u if
no acceleration had occumed.
20. Aasi~aa~ent ot Reat~ Appoiatweat ot Receive~. As adJitional security hercunder, Borrower hercby assigns to
I.ender the rents ~ot the Property, provided that Borrower shall, prior to acceleration under paragraph 1 R hercof or abandon-
ment of the Pmperty, have the right to collect and retain such rents as t6ey become due and payable.
Upon acceleration under parag~aph 18 herco(~ or abandonment of the Property. l.ende~ shall be entitlod to have a
receiver appointed by a court to entcr upon, take posxssion of and manage !he Propetty and to collect the rents ot the
Propetty. including those past due. All rents collected by the receiver shall be applied first to payment of the coats of
management o! the Property and coller.tion of rents, including, but not limitecf to, receiver's fees, premiums o~ rcceiver's
bonds and reuonabk attorney's tees, and then to the sums xcured by this Mongage. The receiver shall be liable to account
only tor those rcnts actually received.
21. Feture Advaacea. Upon request by Bo~rower, l_ender, at I.ender s option within twenty years from the date of this
Mortgage, may make Future Advances to Bomower. Such Future Advanca, with interest thereon, shall be socured by thK
Mottgage when evidenced by promissory nates staling that said notes are ~ecured hereby. At no time shall the principal
amouot of the indebtedness secured by ihis Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mortgage, excced the original amount of the irote plus USS...----------------~+*r..
22. Reka~e. Upan paymeM of all sums secured by this Mortgage, Lender shall release this Mortgage without chuge -
to BoROwer. Borcower shafl pay all costs of recordation, if any.
23. Altorney's Fees. As uscd in this Mortgage and in the Note. "attorney's fces" shall include attorney's fecs. if any,
which may be awu~kci by an appellate court.
