3. DEVELOPMENT PGAN AND IDENTIFICATION OF UNITS. The con-
~ dominium property consists of the Land, all easements and rights
appurtenant thereto, and the building co~structed thereon, compri-
sing i~ total the units, common elements and limited common ele-
ments. The improvement on the Land consists of one three (3)
story building in which all the units are located. The condomin-
ium has twenty-four (24) units. Each floor of the building has
eight (8) units.
3.1 Designation of Units. Each unit is designated
by a three (3) digit designation. The first two digits in the
designation indicate the floor on which the unit is located, in
ascending order, as follows: lo- = first floor; 20 = second floor;
30 = third floor. The third digit indicates the location of the
unit on the floor, commencing with "1"; and running left to right,
facing the main entrance of the building. The identification,
type and location of each unit can be established from Exhibit "B"
attached hereto and incorporated herein by reference. No unit
bears the same designation as any other unit.
3.2 Unit Boundaries.
(a) ~ Each unit shall have as its boundary lines the
interior unpainted finished surfaces of the ceiling, floor,
and perimeter walls. All weight bearing walls and solid con-
crete column located within a unit consitute part of the com-
mon elements up to the unpainted finished surface of the
walls and columns. All doors, glass or otherwise, and
screening which are part of or in the perimeter walls of a
unit shall be deemed a part of the unit up to the exterior
unfinished surface thereof.

(c) The screened terrace in each unit is a part of
that unit. The boundary lines of each terrace are the inter-
ior vertical and horizontal surfaees thereof, and the exter-
ior unpainted finished surface of the perimeter baluster,
screening, or wall abutting the terrace, but the Association,
and not the unit owners, shall maintain and repair the exter-
ior walls of all terraces. The planes of all boundaries
shall be extended to the point of intersection with other
boundaries, if necessary.
(d) The ventilation chases and plumbing chases lo-
cated within a unit are common elements. The boundary lines
of each chase shall be the exterior unpaid surfaces thereof.
3.3 Common PropertY. The gatehouse, roadways, park-
ing areas, walkways, clubhouse, tennis courts, pavillion, swir,uning
pool and sundeck ~area, and other amenities serving this Condomin-
ium as well as the balance of Tarpon eay Yacht Club are located on
the Common Property. The unit owners in this Condominium will
share use of the Coriunon Property with a maximum of one hundred
forty-four (144) other dwelling units which may be constructed on
the balance of Tarpon Bay Yacht Club. The Property Owners Asso-
ciation i$ responsible for the management, maintenance and opera-
tion of the Common Property. Declarant will cor.vey title to the
Corunon Property to the Property Owners Association for no addi-
tional consideration no later than the date of closing on the sale
