Sec*.ion 2. Froceeds of Sale: If the l:r~eciation ~~cor.~es
rhe owner of a unit. h}~ reason ~f fc.recl~s~sre, it ~hall off~r said
unit for sale and at such tirne as a sale-is consu~-~ated, ir shall
deduct from thp procenc~s of said sale all sums af money due it for
asses~:nenf.s and c}-arges, all cosfs ~ncurred in the bringing of the
foreclosure suit, including reasonahle attc>rnnVS' fces, and any
a~d all expenses incurred in tt,e re~ale of the unit, which shall
include but not be limited to advertising exnen~es, real estate-
broY.erage fees and exFer.ses necessary for the r~pairing and
ref~rbishing of t-he unit. All monies remaininy a,`t.er deducting
tt~e foregoing items nf c,xpenses sh~ll be rett~rned r~ the former
owner of the unit.
Section 3. Violations: In t.h~ event of violat.ion of the
provisions of t.he ~eclarar~on, Arhic_les of Incornc~rat=ion or these
Ry-Laws, for thirry ( 3Q) c~ays aftnr noF ice f.roT ~i~~ P.~sociation to
the unit. owner *o correct saic~ breach or ~i~lat.ion, the
Associat_ion, on it.s own behalf or tt~roug~h its Board of Directors,
may bring appropriat.e action to enjoin such violarion or may ~
enforce the ~rovi~i.ons of said documents, or may sue for dar~ages,
or take such ot_her courses of action, or otl~er legal remedy, as it
or they may deem appropriate. An Inst_itutional rtortg~gee as
defined in the Deciararions of Condominium, of a unit. shall be
ent_itled ro ~oritten notice from the Association of ar.y c3efault_ by
the mortg~gor of such t~ni t under r.he condomi ni ~~!;, documents which
is not cured within thirty (30) days.
Section 4. Attorneys' Fees: In *he e~~ent such le~al acti~on.

the Plainriff's reasonable attorney's fees an~3 court costs.
