in the Property and Borrowe~'s obligalion to pay the sums securcd by ~his Mongage shall continue u~impaircd. Upon such
payment and cure by Borrower, this Mortgage and the obligations secured he~eby shall remain in (ull force and effect as if
no acceleration had occurred.
20. Assigameat of Reat~ Appoialmeat of Receive~. As additianal security hercunJer, Borrower hereby ascigns t~
Lender the rents of the Property, provided that Borrow;.r shall, prior to acceleration under paragraph 1 R hercof or abandoR-
ment of the Property. have the right to collect and retain such rents as they become due a~d payable.
Upon acceleration under paragraph 18 heroof or abandonment of the Property, I.ender shall be entitled to have a
receiver appointod by a court to enter upon, take possession of and manage the Propeny and to coltect the rents of the
Property. including thoae past due. All rents collected by the receiver shall be applied first to payment of the costs of
management of the Property and collection of rents, including, but ~ot limited to, receiver's tees, premiums on receiver's
bonds and reasonabk attorney's fces, and then to the sums secured by this Mortgage: 7~e rcceiver shall be liable to account
only for those rents actually received. ~
2i. Futur~e Advancea. Upon request by Borrower, Lender, at Lender s option within twenty years from the date of this
Mortgage. may make Futuro Advances to Borrower. Such Future Advances, with intercst thereon, shall he secured by this
Mortgage when evidenced by promissory notes stating that said notes are securcd htreby. At no time shall the principal
amou~t of the indebtedness secured by this Mortgage. not including sums advanced in accordance hercwith to protect the

22. Rele,~se. Upon payment of all sums secured by. this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation. if any.
23. Attorney's Fees. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's fees, if any,
which may be awarded by an appellate court.
