That Grantor, for and in consideration of the sum of Ten and
No/1DOth Dollars ($10.00) and other good and valuable
consideration to it in hand paid by Grantee the receipt whereof is
hereby acknowledged, has granted, bargained and sold to Grantee,
its successors, heirs, legal representatives and assigns forever,
the following described real property situate, lying and being in
St. Lucie County, Florida.
UNIT 306 of TARPON BAY YACHT CLUB CONDOMINIUM
G, according to the DECLARATION OF CONDOMINIUM dated
December 12* 1980 ; and recorded in Official
Record Book 346 , pa9e 1098 , Public Records of
St. Lucie County, Florida; together with the undivided
share of the COMMON ELEMENTS of the Condominium declared
in the Declaration to be appurtenant thereto; together
with all appi~rtenances thereto, including, without
limitation, the right of exclusive use of those areas,
spaces and portions of COMMON ELEMENTS of the
Condominium, declared in the Declaration of Condominium
to be LIMITED COMMON ELEMENTS of the Unit.
To'have and to hold the same in fee simple forever.
Grantee, by acceptance hereof and by agreement with Grantor,
hereby expressly assumes and agrees to be bound by and to comply
with all of the covenants, terms, provisions and conditions set
forth and c~ntained in the DECLARATZON OF CONDOMINIUM, including,
but not limited to, the obligation to pay assessments for the
maintenance and operation of the Condominium which may be levied
against the above-described UNIT.
This conveyance is subject to the following: ~

2. Applicable zoning regulations and other regulatory laws
and ordinances;
3. All of the terms, provisions, conditions, reservations,
