In addition to the covenants and agrecmcnts madc in the security instrument, Borrowcr and Lendcr furthcr covcnant and agrcc as follaws: A. .lssessments. Borrower shall promptly pay, when due, all assessments imposed by the OwnerS Associatian or othrr go~~erning bociy of the Condominium Project (herein "Ownerc Association") pursuant to the provisions of ihe declaration, by-laws, ce~cie of regulatie~ns or other constituent document of the Condominium Project. B. Hazard Insurance. So lang as the Owners Association maintains a"master" or "blanket" policy on the Condominium Projcct which providcs insurance coverage against fire, hazards included within the term "extended coverage; ' and such other h:~zards as Lender may require, and in such amounts and for such perioeis as Lender may rcquirc, then: (i) Lender waives the provision in UniForm Cavenant 2 for the monthly payment to L.ender of one-twclfth of thc prcmium installmcnts for hazard insurancc on thc Property; (ii) Borrower's obligation under Uniform Covenant 5 to maintain hazard insurance coverage on the Prapcrty is dccmcd satisficd; and (iiil the. pro~•isions in llnifc~rm Covenant 5 regarding application of ha7ard insurance proceeds shall he superseded b~ an~• pn~~•isions of the declaration, by-la~++s, ccxie of regulations or other constituent doeument of the Condominium Prc~jrct or of applicable law to the extent necessary to avoid a conflict between such provisions anci the provisions of Uniform Covrnant 5. For any perioci of time during v-hich such hazard insurance coverage is not m~intained, thc immediately preceding sentence shall t~e deemed to have no force or eHect_ Borrower shall gi~~e Lender prompt notice of any lapse in such hazard insurance coverage. In the event of a distribution of hazard insurance proceeds in lieu of restoration or repair following a loss to the Propcrty, w hethcr to thc unit or to cc~mmon elcments, any such procccds payable to Borrower are hereby assigned and shall be paid to Lender for applicati~-n to the sums secured by the security instrument, with the excess, if any. paid t~~ Borrowcr. D. Reme~lies.
