~ purchase of a condoa~inium unit at OCEAN VILLACE OF HUTCHINSON ISLAND is sub~ect
.•_ ir. every respect to the Declaration of Condominiun as to the condominium in '
~ ahich his unit is located and Exhibits attached thereto~ including but not lim-
~'~ ited to (ahether the saaie are attached to the Declaration~of Condoroiniun or re-
ferred to therein), the By-LaWS of the Association, Articles of Incorporation,
r~' the Rules and Regulations, copy of pro~ected operating budget. copy of sales
~~ brochure and floor plan of apartment purehased by purchaser, and all Amendments
~:l~ to the aforesaid Declaration and Exhibits and the Articles of Incorporation,
By-LaWS and Declaration of Covenants and Restrictions of the Property OWners
•- Association; and Purchaser further acknowledges receipt of and reading and
examination of said Declaration, its Exhibits, budget, sales brochure and floor
~ plan, and acknowledges that each and every provision of the foregoing.is essen-
~~ tial, to the successful operation and managemer~t of the Condominium property
: and is in the best interests and for the benefit of all the ormers therein.
. Purchaser and all o+aners of parcels in the aforedescribed Condominium coven-
~- ant and agree to abide by each and every provision of said Declaration and
Exhibits attached thereto. Purchaser hereby ratifies and confirms and approves
all of the terms and provisions of said Deelaration of Condomini~ and Exhibits
~ attached thereto, and agrees that the assessment under the Property OWr-er's
~' Association documents referred to above and the provisions thereof are reason-
ahle, fair and equitable, and said Purchaser aclrnoWledges and confirms that the
= Declaration of Covenants and Restrictions of the_Property Ormer's Association
~~ has encumbered and impressed a lien upon the Condominium parcel being conveyed,
to Purchaser, as security for his obligations under said Declaration of Coven-
ants and Restrictions, and said Purchaser assumes the obligations as to the
.~i Property OWner's Association as to his condominium parcel. Purchaser confirms
_ that all Warranties, representations, ar:d inducements, if any, are as contained
~ in the aforesaid Declaration of Condominiim and-Exhibits attached thereto, and
~-~~t the co~on expenses and the sums due under the Property Oimer's Association and
other charges are estimated only. No warranty or guaranty is made or intended
~ nor may one be relied upon except Where the same is specifically Warranted or
{ guaranteed in said Declaration of Condomini~ and Exhibits attached thereto.
