A~nment of Rentx Appointmeat of Receiver. A~ additional security hereunder, Borrower hereby axsigns to Lende~the rents of the Propeny, provided that Borruwer shall, prior to acceleration under paragraph 18 hereof or abando~- ment af the Property, have the right to collect and retain such rents as they become due and payable. Upon acceleration under paragraph 18 hereof or abandonment of the Properiy, t_ender shall be entitled to have a receiver appointed by a court to enter upon, take possession of anJ manage the Praperty and to collect the rents of the Property, including those past due. All ren~s collected by the receiver shall be applied first to payment af tlie costs of management of 1he Property and collection of rents, incluJing, but not limited to, receiver's fees, premiums on receiver i bonds and reasonable attorney's fees, and then to the sums secured by this Mortgage. The receiver shall be liable to account only [or those rents actually re~eived. 21. Future Ad~~ances. Upon rcquest by Borrower, I_cnder, at ~ender.s option within twenty years from the date of this ;~tortgage, may make Future Advances ta Borrower. Such Future Advances, with interest therean, shall be secured by ihis htortgage when evidenced by promissory notes stating that said notes are secured hereby.
