Upon such p:-ymeot and curc by Borrower, this Mortgage and the obligatians secured hereby shall remain in full force and eBecl as if no acceleration had occurred. 20. Assignmeat of Rents; Appoinlment of Receiver. AS additional srcurity hcreunder, Borrower hereby assig~c to l.ender the rents of the Property, provided that Borrower shall, prior to acceleration under paragraph 18 hercof or abandon- ment of the Property, have the right to collect and ret~tin such rents as they become due and payable. Upon acceleration under paragraph 18 hereof or ahandanment of the Pr~perty, I.ender shall be entitled to have• a receiver appointed by a court to enter upon, ~ake passession of and manage the Property and to collect the rents of the Property, including those past due. All re~ts coltected by the receiver shall be applied 6rst to payment of Ihe costs of management o[ the Property a~d collrction of re~ts, including, but not limited ~o, receiver's fees, premiums on receiver's bonds and reasonable attorney's fees, and then to the sums secured by this Mortgage. The receiver shall he liable to account only [or those rents actually received. 21. Future Ad~~ances. Upon rcquest by Borrow•er, l.ender, at I.endcr's option within twenty years from thc date of this ~fortgage, may make Future Advances to Borrower. Such Future Advances, with interest therec~n, shall be secured by this Mortgage when evidenced by promissory notes stating that said note~ arc seti:ured hereby. At no time shall the principal amuunt of the indebtedness secured by this Martgagc, not including sums advar~ d' cc~ dance herewith to protect the security of this Mortgage, exceed the original ~mount of thc Note plus USS. .. s~x~~~• u~. ...._.. 22. Release. Upon payment of all sums secured by this Mortgage, I_ender shall release this Mortgage without charge to Borrower. Borrower shall pay all ccxts of recordation, if any. 23. Attorney's Fee~.
