Dou~hert,y , whose post office address is ~ '~~ xt~~ P? exee , State of Florida 33i/SO ., ereina ter re erre to as "Grantee". ~ WITNESS.ETH: That Grantor, for and in consideration of the sum of. TEN (s10.00) DOLLARS and other good and valuable consideration paid by Grantee, the receipt of which is hereby acknowledged, has granted, bargained, and sold to Grantee and Grantee's heirs and assigns forever the following described real property siiuated, lying and being in St. Lucie County, F2orida, to wit: The Condominium Parcel known as Apartrnent 1014-C of Phase X of HIGH POINT OF FORT PIERCE CONDOMINIUM SECTION II (the "Condominium") according to the Declara- tion of Condominium thereof , recorded in Official Records Book ~ at Pages 13q6 through 1~_ of the Public Records o St. Lucie County, Florida as such Declaration may have been amended by any amendments thereto hereto filed in the Public Records of St. Lucie County, Florida including, but not limited to, any amendment to add the aforesaid Phase to the Condominium (if such Phase be other than Phase I thereof). Grantee, by acceptance hereof, and by agreement with Grantor hereby expressly assumes and agrees to be bound by and to comply with all of the covenants, terms, conditions and provisions set forth and contained in the aforedescribed Declaration of Condominium, includinq, but not limited Lo, the obligation to make payment of assessments for the maintenance and operation of the Condominium which may be levied against the above described Apart- ment. Grantee expressly acknowledqes the existence ~ of a Settlement Stipula- tion and Agreement for and Grant of Easements and Other Rights (the "Settie- ment Stipulatton") and a Declaration of Protective Covenants and Restrictions (the "Protective Covenants"), as hereinafter set. forth. The Settlement Stipu- lation provides for this Condominium to be served by certain facilities of High Point of Fort Pierce Condominium Section 1 and the Protective Covenants provides for ~ certain land use covenants upon the land areas described therein (including, but not limited _ to, portions of the land areas included within this Condominium) and provides for certain drainage easements and other ease- ments and rights ihcluding, but not limited to, the "Roadway Easement", "Sewage System Rights", "Water System Rights" and "Future Development~ Property Drainage Easement", all as are more particularly d~scribed therein, all in addition to the other matters set forth in the Settiement Stipulation and Protective Covenants, which other matters include, but are not limited to, the obllgation to pay certain "Assessments" as are respectively set forth in the Settlement Stipulation and Protective Covenants . Grantee expressly acknowl- edges and assumes the obligation to pay the amounts assessed against the Apartiment under both the Settlement Stipulation and Protective Covenants and acknowledges that "Assessments" under both the Settlement Stipulation and Protective Covenants against all properties now or hereafter included within THIS INSTRU!~t~f PREPARSD BY: RIJRTUN A.
