Lender's interest in the Property and Borrower's obligation to Qay the sums securcd by this Mortgage shall rnntinue unimpairod. Upon such payment a~d cure by Borrower. this Mortgage and the obligations securcd hereby shall remain in full force and efiect as if no acceleration had occurred. 20. A~oment ot Rent~ Appolntmeat ot Receirer. As additional security hereunder. Borrower hereby usigr~s to Lender the rcnts of the Property. pc~ovided ~hat Borrower shall, prior to acceleration under paragraph 18 heroof or aba~don- ment of the Property. have the right to collect and retain such rcnts u t6ey bocome due and payable. Upon acceleration under paragraph 18 hereof or abandonment of the Property. L.ender shall be entitled to have a rcceiver appoi~tod by a~-ourt to enter upon. take possession of and ma~age the Property and to collect the rents of the Propetty. including those past due. All rents collected by the receiver shall be applied first to payment of the costs of management of the Property and collectio~ of rents, including, but r-ot limited to, roceiver's fees. premiums on rcceiver's bonds and reuonabk attorney's foes. and then to the sums securcd by this Mortgage. Tfie receiver shall be liable to account only tor those rcnts actus!!y received. 21. F~tYre Advaoces. Upon request by Borrower, Ixnder, at Lender'c option within twenty years from the date of this Mortgage. may make Future Adva~ces to Borrower. Such Future Advances. with interest thereon, shall be socured by this Morigage when evidencod by promissory twtes stating that said notes are secured hereby.
