Leode~ the rents of the Property, provided that Bomower shall, prior. to acceleratio~ under puagraph 18 heroof or abandon-
ment of the Ptoperty. have the right to coqect and retai~ such rents as t6ey become due and payabk.
Upon acceleratio~ under paragraph 18 heroof or abandonment of the Pwperty. Lender shall be entiQed to have a
receiver appointed by a.couR to enter upon, take possession of and manage the Property and to collect the nnts of the
Property,-iocluding those put due. All rents collected by the receiver shall be applied first to payment of the costs of
management of the Pmpeny and collection of rents, including, but not limited to, roceiver s fees. pnmiums on roceiver s
bonds and reasonabk attorney's foes, and the~ to the sums securod by this Mortgage. 'I~e receiver shall be liable to accou~t
only tor those rents actually rcceived.
21. Frtuce Ad~asces. Upon request by Borrower, Lender, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advancac to Borrower. Such Future Advances, with intercst thereon. shal) be soeured by this
Mongage when_evideaced by promissory notes stating that said nota are socured hercby. At no time sfiall the principal
amount of the indebtedness secured by this Mortgage. not including sums advanoed in aooordanoe herewith to protect the
